There are two types of section 8, State Section 8 and City and County Section 8.
A prospect will come in and ask to apply for your home. They have to provide the paperwork from their section 8 office and their section 8 voucher. The renter still must follow your guidelines on applying for the home. Credit check, background check, and other other requirements you may have. You must have them follow the same guidelines as any other person. Don’t get charged with an equal opportunity housing complaint because you did not have them follow the same procedures.
So if they qualify you fill out the Section 8 Packet, call the tenant and have them pick up the packet. The tenant is responsible for getting it to their Section 8 worker.
Section 8 will contact you to schedule an appointment if all the paperwork is correct. The appointment is to conduct an inspection of the property to ensure it is up to safety and housing standards. If it is, you can rent immediately and tenant is responsible for the full Security Deposit. Section 8 has to submit the paperwork back to you once it is approved. It normally takes Section 8 30 days to pay. Example, if you pass inspection 8 November, you will most likely get paid for November and December on or about 1 December.
If it doesn’t pass inspection then you will need to schedule another day once the items are fixed. Section 8 will send you a letter saying it passed.
Section 8 tenants must take care of the home just like any other tenant. They could lose their voucher from the State or City and Country Office and most don’t want to risk that.
Section 8 can be a good thing for an owner as most tenants tend to stay longer and the Section 8 office always pay their portion. The tenant may or may not be responsible for a portion of rent as well.
